Home buying should be a science

First-time homebuyers are often tempted to give in to their impulse and jump at the first home that they find appealing. More often than not, this recklessness results to regret later on.

To avoid future disappointments, a property developer advises people to treat home buying as a science – to research, study and observe relevant factors before coming up with a decision.

According to Belton Communities Inc. (BCI) Assistant Vice President and project director Jay Atencio, “a homebuyer who values his investment must cover all corners and ensure that he has done some legwork before closing a deal.”

Initially, he said, buyers must take account of their finances, as it is crucial that they can conveniently afford housing loan amortizations without compromising their lifestyle.

“Do some pencil pushing first and analyze your finances to determine how much you can really afford for housing loan payments. Getting pre-qualified with a bank is also a more concrete way to determine a price range,” he said.

The next step is to prepare a list of what you require for your home.

“Divide your list into two: the negotiables and the non-negotiables. The list should include things like: should it be a condo or townhouse; how many rooms or toilet & bath should there be; how about a carport provision; and even the kind of neighborhood you want to have,” advised Atencio.

The next step is to start shopping for that dream home within your affordable price range. And it will help to have a reliable developer to satisfy your requirements.

As far as Belton Communities is concerned, Atencio said that they are attuned to what buyers want for their dream home. A subsidiary of Eton Properties Philippines, Inc. (EPPI), BCI’s 13.8-hectare property
development along Quirino Highway in Quezon City, the North Belton Communities, has three residential enclaves which give buyers a neighborhood and home that fits their budget and lifestyle.

The Manors is for those who want the allure and convenience of condo living; the West Wing Residences is for more space offered by town homes or duplexes; while West Wing Villas is for those who prefer a bigger house for their growing families.

North Belton Communities is accessible to major thoroughfares such as Edsa, Quirino Highway, Mindanao Avenue, Tandang Sora and the expressway connecting Mindanao Avenue to North Luzon Expressway.

Moreover, apart from having its own SM soon, North Belton Communities boasts of being near favorite QC malls. It is right across SM Hypermarket Novaliches and 10 minutes away from Eton Centris, SM North EDSA and Trinoma. Schools such as UP Diliman, Miriam College, Ateneo de Manila University and St. James College are also nearby.

“Home buying is a science where foresight and consideration of all factors will save you from disappointments and near-misses. At BCI, we have our ears on the ground, so to speak. We build to please,” said Atencio
