Home buying should be a science

First-time homebuyers are often tempted to give in to their impulse and jump at the first home that they find appealing. More often than not, this recklessness results to regret later on.


To avoid future disappointments, a property developer advises people to treat home buying as a science – to research, study and observe relevant factors before coming up with a decision.


According to Belton Communities Inc. (BCI) Assistant Vice President and project director Jay Atencio, “a homebuyer who values his investment must cover all corners and ensure that he has done some legwork before closing a deal.”


Initially, he said, buyers must take account of their finances, as it is crucial that they can conveniently afford housing loan amortizations without compromising their lifestyle.


“Do some pencil pushing first and analyze your finances to determine how much you can really afford for housing loan payments. Getting pre-qualified with a bank is also a more concrete way to determine a price range,” he said.

“Divide your list into two: the negotiables and the non-negotiables. The list should include things like: should it be a condo or townhouse; how many rooms or toilet & bath should there be; how about a carport provision; and even the kind of neighborhood you want to have,” advised Atencio.
